October 2020: If you’re wanting to sell, this is the time to sell!
Greetings and salutations! It’s hard to believe we’re entering the final stretch of 2020, but here we are. (It’s also hard to believe that Thanksgiving is right around the corner!)
This month, we’re just going to dive right into it. If you’re thinking about selling your home (or you’ve been putting it off because you haven’t been sure whether it’s the “right time,” this is for you), you should know that now is the time to get off the sidelines.
Why?
It all boils down to supply versus demand. For example, as of Sept. 30, in the markets we serve, we only have 9,462 active homes on the market— 7,007 of which are under contract.
A second number to look at is year-over-hear home sales. Between Jan 1 and Sept. 30, 2020, there have been 26,237 home sales in the region, against 25,542 sold during the same reporting period last year. Yes, that’s right. Despite COVID, there have been 695 more home sales in 2020 compared to 2019.
Since the start of the pandemic, demand for large homes (3-4 bedrooms) has increased significantly. Buyers are looking to work remotely from Southwest Florida or upsize to a bigger home in case of another stay-at-home order occurs. We should also point out that demand remains high, while inventory for resale homes continues to shrink.
The bottom line is this: If you’re thinking of selling your home, now is the time to do it.
