Paradise Luxury Group: Where Your Dream Home Becomes Reality
The Southwest Florida real estate market continues to move toward a healthier and more balanced market as we head deeper into summer. While our seasonal residents have returned north, buyers are still actively purchasing homes and inventory has continued to tighten across the region.
One of the biggest stories this month is the continued decline in active listings. After reaching over 20,000 listings earlier this year, inventory has steadily decreased for several consecutive months. As of August 2026, there are 15,346 active listings across Southwest Florida, representing another significant month over month decline as the seasonal market slows and fewer new listings come to market.
While buyers still have excellent opportunities, the amount of competition among sellers is beginning to ease.
The number of homes available for sale has steadily fallen over the past several months.

Inventory remains considerably higher than the extremely competitive market we experienced during 2021 and 2022, but the steady reduction in available homes is helping move the market back toward equilibrium.
As we move closer to the fall season, it will be interesting to see whether inventory continues to decline or begins increasing again as more sellers prepare for the winter selling season.
There were 1,033 price reductions across Southwest Florida during the past seven days.
While price reductions remain common, they continue to trend lower as inventory decreases. Sellers who price their homes correctly from the beginning are still attracting buyers, while homes that enter the market overpriced generally require adjustments before receiving meaningful activity.
Pricing remains the single most important factor in today’s market.
Lee County continues to offer buyers a balanced market.
Months Supply of Inventory: 5.4 Months
Average Days on Market: 92 Days
A market with roughly five to six months of inventory is generally considered balanced, giving both buyers and sellers reasonable negotiating positions.
Collier County remains very similar to Lee County, although homes continue taking slightly longer to sell.

Average Days on Market: 110 Days
Luxury properties and higher priced homes continue requiring patience, but well marketed and properly priced homes are still finding buyers.
Despite higher mortgage rates and a more balanced market, Southwest Florida continues posting solid sales numbers.

With several months remaining in the year, 2026 is on pace to remain another healthy year for Southwest Florida real estate.
Today’s buyers have opportunities that simply did not exist a few years ago.
You have more time to make decisions.
Inspections are back.
Negotiations are common.
Seller concessions are becoming more available.
Many sellers are willing to assist with closing costs, repairs, or mortgage rate buydowns to help complete a transaction.
Inventory continues declining, which is helping reduce competition among listings.
However, buyers remain selective.
Homes that are priced correctly, professionally marketed, and presented well continue to sell.
Overpricing a property almost always results in additional days on market and eventual price reductions.
The sellers seeing the best results are entering the market with realistic pricing from day one.
According to the FGCU Regional Economic Research Institute, Southwest Florida’s economy continues showing a mix of strengths and areas that are slowing.

The Southwest Florida housing market continues moving toward a healthier long term balance.
Inventory continues falling, price reductions are slowing, and buyers still have opportunities to negotiate favorable terms. At the same time, sellers are benefiting from less competition as the number of active listings continues shrinking.

Mortgage rates have moved higher over the past month, with the average 30-year fixed mortgage now hovering in the mid-to-upper 6% range after rising to the highest levels we’ve seen in about a year. The increase has been driven primarily by inflation concerns, higher Treasury yields, and continued geopolitical uncertainty with the Iran war.
The good news is that the long-term outlook remains more encouraging. Both Fannie Mae and Freddie Mac continue to forecast mortgage rates gradually easing as inflation cools, with expectations that rates will finish the year around the low-to-mid 6% range. The Federal Reserve also met at the end of July and voted to leave short-term interest rates unchanged – noteworthy, however, was that three Federal Reserve voting members dissented, preferring to raise rates another quarter percent. That rare split highlights that inflation remains a concern and reminds us that mortgage rates could continue to experience some short-term volatility in the months ahead.
Condo Buyers & Sellers: Important Financing Changes

Most condo transactions now require a more comprehensive Full Review of the condominium association which examines items such as reserves, insurance coverage, budgets, maintenance, and the overall financial health of the association. While these changes are designed to better protect buyers and lenders we anticipate short-term growing pains with longer approval timelines as HOAs adjust to providing more documentation.
