If you’re planning on selling your home and you haven’t put it on the market just yet, you’ll want to do this ASAP. It’s also important to not just “test” the market with your asking price. Testing the market by setting your home’s price above what it’s worth, is a terrible, terrible strategy.

To start, when you “overprice” your home, you’ll likely lose out on an important pool of house hunters. If a buyer’s budget is $350,000 or less, and you list your $350,000 home for $375,000 so you’ll have some “negotiating room,” there’s a very good chance that buyer won’t bother to view your listing. They’ll assume it’s out of their price range.
Listing your home’s sale price too high can also send house hunters running toward other “for sale” properties in your neighborhood. Why? Because they may view other listings as being a better value- even if they liked your home more.
Lastly, sellers who price their homes too high run the risk of having their listing go stale. When homes sit on the market for months on end, this often leads buyers to think there must be something wrong with the property. When you do drop your price, you may find you need to accept an offer that’s lower than what you might have gotten, had you priced your home realistically from the start.
