Happy June everyone! It’s hard to believe that Memorial Day is behind us already, and that July 4th is literally just around the corner! Now that summer is officially here, perhaps you’ve been thinking about upgrading your home in advance of listing it this summer. Before you dive right in, you should know that sellers are still in the driver’s seat in Southwest Florida.

Why? Sellers are currently receiving multiple offers on their listings—and considering that there are approximately only about 2,800 active listings in the area, working with a seasoned real estate agent is more important than ever before. Working with an agent who really understands the local market will not only help you understand it yourself, but it will increase the odds that your offer gets accepted. Seasoned agents really know how to structure an offer that will be accepted and, with the competition out there, this is critical!

The REALTOR® you choose to work with should understand how to:

· Make a cash offer as well as obtain financing for their buyers

· When to use an “As Is” contract versus a traditional re-sale contract

· When and IF to waive the inspection (this isn’t always recommended)

· How to cover the “gap” (without taking out of pocket) if the house doesn’t appraise


Additionally, if your sale is contingent upon you finding a new place as well, you’ll definitely want to work with an experienced agent – many times experienced agents will know about listings that may not necessarily be on the Multiple Listing Service yet, or your agent may likely have inside knowledge about a certain community where owners may be willing to consider listing to fulfill a new buyer’s need. The agent you choose must be willing and able to assist you in finding possible leads for your home purchase as well!
