August 2023 Market Update

Hello and welcome to August! As we approach the final months of the year, it’s essential to act quickly if you’re planning to sell your home and settle into a new one before the year ends. Fortunately, local data indicates that the average number of days that single-family homes, townhouses, and condos are staying on the market is currently around one month.

As of August 1, 2023, Collier County listings have been spending an average of 34 days on the market, while Lee County listings have been averaging 30 days on the market. This suggests that homes are selling relatively quickly in both areas.

Furthermore, the average sale prices for homes in Collier and Lee counties have remained strong year-over-year. In June, the average price for single-family homes in Collier County was $1,307,230, and in Lee County, it was $570,159. This indicates that the real estate market in Southwest Florida continues to be attractive for home buyers.
