Because recent data indicates that lack of for-sale properties coupled with the springtime buying rush, is leading to all-out bidding wars.

For example, the number of active listings in the local market is down by an astonishing 63% from the same reporting period last year— but the number of closed home sales has jumped by 28%. Also, notable, is that while Realtor.com reports that the median US home listing price throughout the US is up by 15.6% year-over-year, SWFL home prices are up by at least 15%. As such, closed home sale price points in the local market are meeting if not exceeding closed home sale price points other parts of the US.

Other notable trends include the following:

· Local airport passenger activity rose 11% between January and February of this year.

· The Florida Consumer Sentiment Index increased 3.7 percentage points in March

· Data from February shows that single-family home prices, for all three coastal counties, increased between 15%-23% from the same reporting period last year

· The allure of low-density living coupled with still-low interest rates are still attracting large numbers of buyers
